Payment Terms:

Payments are to be made by a certified bank check, wire transfer, money order, Visa or Master Card. A 50% deposit of $0.00 is now due and the remaining 50% is due 60 days prior to arrival date.

CANCELLATION POLICY:

Should you wish to cancel this reservation, cancellation must be submitted in writing (by fax, email or letter). Deposits are refundable in full (less US$100.00 administration fee). If notice of cancellation is received at least 60 days prior to the guest scheduled date of arrival, deposit is refundable. If notice of cancellation is received from the guests in writing less than 60 days prior to arrival, deposit is non-refundable. If the property is re-rented, we will refund all monies paid, minus a 10% rebooking fee. There will be no refunds made for no-shows, late arrivals, or early departures.

We recommend that the Renter purchase travel insurance available through travel agents and insurance companies.

GENERAL POLICIES

We rent to family groups or responsible adults only. Renter must be 21 years of age or older.

NO HAZARDOUS OR ILLEGAL MATERIALS: No flammable fluids, explosives, illegal substances or illegal drugs or other hazardous materials are permitted on the rental premises.

RENTAL PROPERTY MAINTENANCE AND CARE:

Renter agrees to use reasonable care when using the Villa and to be certain that everything is left in the same condition as received (other than normal wear and tear). Renter agrees to accept liability for damages, misuse, neglect of premises and lost or stolen items. The Renter will be notified of any such damages and costs incurred will be assessed and deducted from the security deposit. Removing any items from the premises is strictly prohibited. Rearranging furniture or décor is not permitted. Willful damage to property, disturbing the peace of the community or breaking local laws may place the Renter in violation of this agreement and subject to eviction.

Housekeeping is provided 6 days a week. The housekeeper will arrive between 9-10AM at your preference. Please let the concierge know what you prefer.

HOLD HARMLESS:

Management does not assume any liability for loss, damage or injury to guests or their personal property. Neither do we accept liability for any inconvenience arising from any temporary defects or stoppage in supply of water, gas, electricity or telephone. Nor will management accept liability for any loss or damage caused by weather, natural disasters, acts of God, or other reasons beyond their control. Should you encounter any problems, please contact the concierge immediately so that issues can be handled as quickly as possible. DO NOT attempt to make repairs without consulting the concierge.

Local calls, no charge. Incoming calls, including long distance, no charge. You must use a credit card to place long distance phone calls. You cannot access toll-free numbers on Anguilla. However, a US line is provided at the villa, also a local Cell Phone

SAFETY AND SECURITY

SECURITY: Only the Renter shall be in possession of the keys. Renter agrees to keep rental premises secure. When not occupying the villa, the Renter should insure that all doors and windows are secured. Security boxes are provide per bedroom.
Smoking/Pets

The Villa is non smoking. Clients shall not bring any animals to the villa unless otherwise agreed upon in writing by management.
